Msasani Bay Residences

Twin residential towers positioned at the tip of the Msasani Peninsula, each unit oriented to catch the Indian Ocean breeze and unobstructed views across the bay toward the harbour.

Dar's coastal humidity demanded a building that breathes. We prioritized cross-ventilation and deep balconies over sealed glass, letting the ocean do the cooling long before mechanical systems switch on.

Piling into reclaimed coastal ground required a marine geotechnical survey and a slower, staged pour sequence to protect the adjacent shoreline.

Both towers sold out within a year of handover and the development has become a benchmark for high-density coastal living in Dar es Salaam.
