Overview
A 28-storey office tower anchoring the city's financial district along Kivukoni Front, with ground-floor arcades that reopen the harbour front to pedestrians for the first time in decades.
Design Philosophy
A tower this visible on the harbour skyline carries civic weight. We designed the base for the city and reserved the tower's expression for the skyline, not the street.

Construction Process
A slipform core construction method let the tower rise through Dar's rainy season without losing schedule, completed a full quarter ahead of plan.
Final Results
Kivukoni Exchange Tower reached full pre-lease occupancy before topping out and now anchors the city's tallest cluster of office buildings.
